Unique investment opportunity in the center of Ostrava

The Steel Mill complex is situated in the centre of Ostrava which is located in the east corner of Czechia Asset lands are close to the D1 highway with connection to Olomouc, Brno and Prague or in the other direction to Poland. The D56 highway (Místecká) and I. class roads 11 and 59 (Rudná) provide access to proximate cities like Frýdek-Místek, Havířov, Karviná and Opava. The complex is connected to Ostrava‘s railway network with transport possibility around the republic and abroad. Size of the project 264 000 sqm with large development potential.

Two basic scenarios are proposed (all assuming demolition of the current buildings, solving environmental and ownership issues):

Scenario 1
Sale of the Asset as “greenfield” land.
 

Scenario 2
Joint venture with selected investor - industrial developer (JV will develop industrial premises, will lease them and then will sell the project with profit sharing from the sale proceeds). Owner applies for permits himself and then puts the land plots in a JV company. The current owner‘s share in the JV would be based on the value of the land plots with the zoning permit.
